Design Review Board approves Miramar garages roof deviation and development order with color amendment

The Walton County Design Review Board on the evening of the meeting approved a roof deviation and the development order for the Miramar garages project, authorizing construction of a 49-unit vehicle, boat and RV storage facility with an associated sales center on about 10.06 acres on the north side of Highway 98.
Tim Brown, planning staff, summarized the applications and entered the staff reports into the record before the applicant presented. Curtis Smith, the civil engineer on the project, and Carl Stewart of TAG Architects explained the design and materials. Stewart told the board that an originally submitted Sherwin-Williams paint selection did not match the Munsell color specified in the plans; he delivered a color-amendment letter at the meeting and distributed a materials board to correct the error.
On the roof deviation, Smith said the proposal uses flat parapets without the three vertical changes called out by scenic-corridor criteria, and that the sales center and canopy are the primary architectural elements facing Highway 98. He described additional façade articulation — two stucco textures and control joints — intended to provide horizontal and vertical variation along the elevations.
Board members asked detailed questions about landscaping and a planned green wall shown on the renderings. The applicant identified the architectural insert (A901) and elevation sheets (A210/A211) as locations for that feature; members recommended the trellis plant material be specified on the landscape plan and suggested staff or local landscaper Alan Holt review plant selection (star jasmine was discussed).
An unidentified board member moved to approve the roof deviation; the motion carried by voice vote. The board then approved the development order for Miramar Phases 1 and 2, explicitly accepting the color amendment submitted that day and adding a condition to identify the trellis plant material on site plans. The board noted the rear buildings are set about 350–400 feet back and are largely screened from Highway 98.
Next steps: the approvals allow the applicant to proceed with permits and site work subject to standard permitting and the documentation requirements the board noted at the hearing.
