Tentative Tract Map 6440 would create 45 single‑family residential lots on roughly 8.79 acres with average lots of about 5,023 square feet, a north‑south trail and approximately 0.44 acres of open space. Staff recommended adoption of a mitigated negative declaration and approval. Engineer Alan Mogg, representing the owner, said planned homes would generally fall in a price range of about $350,000 to $400,000 with model sizes varying; Hardeep Sidhu told the commission some homes would range from roughly 1,500 to 2,500 square feet. The project timeline reflects prior district committee review and coordination with utilities and fire access.
Vesting Tentative Tract Map 6443 proposes 11 single‑family lots on about 1.32 acres, with average lot sizes near 5,346 square feet and roughly 0.31 acres of open space including a trail. Philip Lima (Greenwood & Associates) explained that a flood‑control pipeline along the northern border shaped the lot layout; he also said the design team coordinated with the fire department for access.
Commissioners asked questions about public meetings and affordability and heard that no public opposition had been recorded at the hearings. Commissioner Calandra moved to adopt the mitigated negative declaration and approve Tentative Tract Map 6440; Commissioner Diaz seconded and the motion carried by voice vote. Later, Commissioner Shergill moved to approve Vesting Tentative Tract Map 6443; the motion was seconded and carried by voice vote.
Both approvals were recorded as staff‑recommended actions; applicants will proceed to entitlement and permit stages and must comply with any conditions of approval and infrastructure requirements noted in the staff reports.
