Summary
The commission approved a site plan for an approximately 20,000‑square‑foot grocery store (Aldi design) on Lot 12 in Liberty Business Park, with conditions; staff said 9 trees were removed for grading and 18 replacements are required.
The Verona Plan Commission voted Jan. 5 to approve a site plan for an approximately 20,000‑square‑foot grocery store on Lot 12 in Liberty Business Park, recommending three staff conditions recorded in the packet.
Mister Severson described the proposal as an approximately 20,000‑square‑foot grocery store north of County Highway M and west of County Highway PB that will include parking, stormwater basins, lighting, perimeter and island landscaping, and off‑site improvements including a public road, cul‑de‑sac and turning lanes on County Highway M. "In order to prepare the site for grading, 9 trees with a diameter of 12 inches or greater were removed, which require 18 replacement trees," he said.
Staff said it worked with the applicant and architect to adapt Aldi's most recent building design concept to incorporate city design standards, including additional glazing on the storefront. Commissioners asked about traffic and pedestrian access; staff and Carla explained coordination with the county and that a sidewalk will be provided along County Highway PB, while a broader urbanized sidewalk on County Highway M depends on future county reconstruction and jurisdictional coordination.
Alderson moved to approve the site plan with the stipulated conditions; Commissioner Hernandez seconded. Commissioners voted to approve the plan by voice vote.
The staff report lists three conditions supporting the approval; staff also noted the need for a separate certified survey map to dedicate the cul‑de‑sac area to the city because the cul‑de‑sac bulb extends into private property.
