Board approves Erinwood 2025 preliminary plat in Wasilla with amended conditions

The Matanuska-Susitna Borough Planning Board approved the Erinwood 2025 preliminary plat during its meeting.

Planning technician Matthew Goddard described the proposal as a three‑lot subdivision within the City of Wasilla limits that includes one flag lot and a proposed portion of West Galloway Drive with a T turnaround to provide access. Goddard said a geotechnical report (two test holes and other site observations) shows each proposed lot contains over 10,000 square feet of buildable area and contiguous septic area; staff recommended approval with eight findings and eight conditions. He also noted a city of Wasilla land‑use permit had been submitted and that utility and agency comment was generally absent at the time the staff report was written.

After the staff report, Keystone Survey (Gary) addressed the board and said the revised conditions in the handout were acceptable, "We have no objections to the conditions as proposed, and their revisions actually work with Matthew on that." Staff also noted a late public objection citing concerns about increased traffic, speeding, noise and safety that was included in the handout packet.

An unidentified board member moved to approve the preliminary plat contingent on staff recommendations 1–8 as amended in the handout; another member seconded the motion and the board approved it. The staff recommendation and the handout will guide required preconstruction coordination and any road acceptance process with the City of Wasilla.
