Walton County’s Technical Review Committee continued the G and S Glass minor development application (MIN25000118) to the Jan. 21 TRC meeting after staff reported outstanding reviews and raised questions about parking and allowable uses in the Coastal Center Mixed Use zoning district.
Staff said the application proposes a 4,500-square-foot showroom and a roughly 15,400-square-foot stockroom with associated parking on about 2.35 acres near U.S. Highway 98, approximately 2 miles west of Silver Sands Outlet Mall. Environmental review remained incomplete, and staff noted uncertainty about whether the proposed storage/stockroom element should be treated under a business-use parking standard or a warehouse parking standard — warehousing is not permitted in the zoning district and the code lacks a tailored parking standard for that hybrid use.
Staff also identified two access points in earlier iterations — one direct and one through a cross-access easement — and clarified access is provided via a cross-access agreement rather than direct access to Highway 98 on the site as submitted. Because the applicant was not present to address outstanding items, the committee moved to continue the application to Jan. 21 so reviewers and the applicant can reconcile outstanding items.
The staff recommendation and continuance reflect outstanding environmental, planning and parking-use clarifications; staff recommended re-submittal and additional review before the item proceeds.
