Walton County’s Technical Review Committee on Thursday continued the Gulf of America Shores minor development application to its January 21 meeting so county reviewers can finish outstanding technical comments.
Staff described project MIN25-000138 as a proposed six-lot single-family subdivision on about 1.25 acres in District 5 (56 Payne Street) in a neighborhood infill zoning category, noting the applicant’s compatibility analysis says the intent is to build four-story short-term rentals. Reviewers flagged multiple outstanding items: stormwater and environmental comments (including a requested 20-foot landscape buffer to the east and south), turnaround/cul-de-sac design or approved alternative, parking calculations for four-story units, and pending reviews from South Walton Fire and the school district.
Rosie (staff) told the committee the applicant resubmitted yesterday and staff could try to complete reviews in two weeks but could not guarantee all reviewers would finish. Applicant Didi Mahan of Solution Partners said the team had submitted a new site plan the day before and will work with staff on the outstanding engineering details. "We did go over all the comments that we received... So we are willing to comply with all of the comments," Mahan said.
Given the outstanding technical reviews, staff recommended a two-week continuance; the committee voted to continue the application to Jan. 21.
Staff said the matter will be handled administratively (a minor development order) within TRC; the public may submit additional technical comments through the EnerGov/InterGov project file.
