The Buckeye City Council on Jan. 6 approved a rezone (PLZZ250009) to change two downtown parcels north of Jackson Avenue and 4th Street from Commercial Center to Downtown Commercial. Joseph, a planning staff presenter, said the site covers roughly 8,124 square feet and that the applicant proposes a single 6,000‑square‑foot building with four commercial suites suitable for retail or restaurant uses.
Joseph said the proposal aligns with the downtown core land‑use designation and the downtown specific area plan, allowing increased lot coverage and reduced setbacks, including a zero‑foot front setback intended to create a traditional downtown streetscape. Staff reported required public outreach occurred and that no members of the public attended the neighborhood meeting or provided comment. Planning & Zoning recommended approval; staff anticipates administrative site‑plan approval and a minor subdivision to combine parcels before development.
Council opened the public hearing, heard no speakers, and voted unanimously to approve the rezoning.
