The Buckeye City Council voted unanimously Jan. 6 to rezone about 4.37 acres northwest of South Miller Road and West Durango Road (just south of I‑10) from General Commerce (GC) to Community Commercial (C‑2) to allow an extended‑stay hotel project (case PLZZ‑24‑0004).
Planner Trish Cooley told the council the property is vacant and approximately 4.37 acres; the applicant team (Natalie Mykowski and Jason Walker, acting for the owner, Mr. Patel) applied for the rezone and anticipates a Marriott hotel under a forthcoming site plan review. Cooley said the existing GC zoning is being phased out by the city and that C‑2 is consistent with the city's business‑commerce general plan designation. She said required public participation steps were completed, including a neighborhood meeting; staff reported no residents attended the meeting and no written or verbal feedback was received.
Cooley said staff and the Planning & Zoning Commission recommended approval subject to conditions A through H and that utilities would connect to existing Buckeye water and sewer infrastructure in Durango Street. Council opened and closed the public hearing with no speakers. Council member Hagestad moved to approve the rezone; the motion carried unanimously.
The approval rezones the property to permit a hotel use; the applicant must complete administrative site‑plan review and any required infrastructure improvements before development proceeds.
