Christopher Carey, Glynn County senior planner, told commissioners the project would total about 209,600 square feet, with a 125,000‑square‑foot Phase 1 and an 84,000‑square‑foot Phase 2. Carey described the site's planned access, elevations and relationship to nearby public safety facilities and the I‑95 spur.
Trevor Peters, agent for Thomas & Hutton representing LPCWEDA Brunswick LLC, said entrance permits to both the spur and Highway 99 had been submitted to the Georgia Department of Transportation and were “close to approval—about 30 to 60 days out.” He also described a public right of way and cul‑de‑sac layout the developer intends to build concurrently with on‑site utilities.
Commissioners asked specifically how frontage and building permits would be handled while the property is being subdivided. Carey and Peters said the parcel currently has legal frontage and could receive a driveway and a building permit before the lot line adjustments and detailed platting are completed.
There were no members of the public who spoke in favor or opposition during the hearing. A commissioner moved to approve the site plan as submitted; the motion passed unanimously.
Because the approval is a site‑plan decision, subsequent construction permits and any required final engineering reviews remain subject to county permitting and GDOT approvals.
The planning commission's recommendation will be recorded in the official minutes; permits and final approvals will be handled by county staff and state agencies as required.
