The Palm Beach County Zoning Commission recommended approval of ZCA202501317, the Hagen Ranch assemblage rezoning and related Class A conditional use to allow townhouse units.

Staff introduced the request as a zoning map amendment to rezone property from Agricultural Residential (AR) to Residential (RS) and to allow a Class A conditional use for townhouse development. The applicant, Wendy Timmer of Urban Design Studio, indicated no additional presentation was necessary. Commissioners reviewed disclosures and, following a motion, recommended approval of the item subparts by voice vote.

No public comment cards were submitted for the item and no commissioners registered recusals. The motion carried and the commission's recommendation will be recorded in the case file and forwarded as appropriate.

Because the item involved multiple exhibits, staff noted a correction to the staff recommendation language to reference all three exhibits and minor tweaks to transfer development rights and condition language that the applicant and staff continue to refine.
