Bullhead City Council on Nov. 18 approved an ordinance to rezone the easternmost 6.778 acres of the Sunridge Mesa Condominium subdivision and a preliminary plat allowing 66 individual townhome lots and 33 two‑unit buildings.
Planning Manager Johnny Laura told the council the request would abandon the existing condominium plat and rezone the parcel from R‑2 (multifamily) to R‑1 LPAD (residential single‑family limited plan area development). He said the original final condominium plat envisioned 150 units on the property; to date 30 units are complete and 11 are under construction, leaving 109 potential units in the remaining acreage. The proposed replat would create 66 lots, a net reduction of 43 units from the original plat.
The change would provide access from Landon Drive and a private drive between Landon Drive West and Sunriver Road; common areas and screened resident parking would be maintained by a homeowners association, Laura said. He stated the Planning and Zoning Commission recommended approval.
Council members asked staff for an approximate price range for finished units; Planning Manager Laura reported he had discussed the project with a local representative who estimated pricing in the low to mid hundreds of thousands per unit. The city clarified the acreage discrepancy raised by a council member by saying the 6.778‑acre figure comes from the surveyor’s legal description and includes driveways and areas between developments.
With no members of the public addressing this item during the hearing, the council closed the public hearing and voted seven to zero to approve the ordinance and preliminary plat.
The council’s approval authorizes abandonment of the condominium plat over the specified acreage and creation of the 66‑lot preliminary plat; detailed engineering and final platting will follow as provided by city code and applicant submittals.
