Planner Niecy Carroll told the board the applicant asked for relief from Glynn County zoning ordinance §701 to reduce the front-yard setback to 12 feet. Carroll said the lot is vacant, the property’s constrained shape stems from the original plat and an unbuilt cul-de-sac, and those special circumstances were not created by the current applicant.
Applicant Robert E. Strange told the board the lot’s irregular shape meant the house would still sit farther from the road than neighboring homes even with the requested variance. "Even with the the proposed variance, we still will be farther off the road than all the other houses on the street," Strange said.
Board members asked staff to confirm review status and survey stamps; staff confirmed a full review stamp had been signed on the submitted survey materials. No members of the public spoke for or against the request during the public-comment period.
An unidentified board member moved to approve ZV-2546105 "as presented," the motion was seconded and the board voiced approval. The transcript does not record a formal roll-call tally for the vote. The applicant may proceed in accordance with the terms of the approved variance and applicable permitting procedures.
