Charlotte County commissioners reluctantly approved a five‑year triple‑net lease with a five‑year option for the sheriff’s hangar, after lengthy discussion about rising rent, maintenance obligations and alternatives.
The new lease increases the county’s rent from about $7,400 per month to roughly $12,000 per month. County Real Estate Services staff said the airport authority would only consider five‑ or ten‑year terms and would not agree to month‑to‑month arrangements. The county’s presentation noted the new contract adjusts annually based on CPI and contains limited early termination options.
Mike Casarella of the Charlotte County Sheriff’s Office told the board "it is not imperative that we're at the airport," adding the county could store and pump its own fuel off‑site and pursue FAA approvals for a helipad if an alternate site were identified. Commissioners and staff discussed options including building a hardened county hangar near the public safety complex, staging aircraft off‑site during hurricanes and minimizing county capital investment in the leased facility because lease improvements become airport property.
Commissioner Constance described the rent increase as "a slap in the face" and urged immediate attempts to renegotiate. Travis Perdue of Facilities Management confirmed the county will explore site alternatives and provide a maintenance condition report to the board. Despite reluctance and repeated requests for staff to continue negotiations, the motion to approve the lease passed unanimously with guidance for staff to find alternatives and return with options.
The board instructed staff to pursue workshop discussions with the sheriff’s office about alternative locations and to produce a maintenance‑condition report for the hangar prior to any major capital investments.
