Charlotte County reviews US 17 area plan, flags water, sewer and density constraints

Sean Cullinan, Charlotte County planning and zoning official, opened the workshop briefing the board on the US 17 area plan adopted about 2010 and now showing renewed developer interest. "This area plan was put in place, about 15 or so years ago now, and it is starting to show some signs of life," Cullinan said, and he walked commissioners through the plan map, the Rural Settlement Area Overlay District and the standards that apply inside the red overlay.
The plan establishes a base density ("1 dwelling unit per 10 acres") with a Rural Settlement Area Overlay District maximum of 6,000 dwelling units in the red overlay, Cullinan said, and staff noted total vested entitlements across the broader study area—driven by previously platted lots—approached the tens of thousands.
