The Planning Commission unanimously approved a conditional-use permit to allow FitWise Pilates to relocate into a 1,476-square-foot ground-floor suite at Mill Creek Plaza (38 Miller Avenue), with staff concluding the relocation would not increase class capacity or operational impacts.
Associate Planner Michelle Johnson presented the application and staff analysis, explaining the move shifts the studio from a 720-square-foot second-floor suite to a larger ground-floor space but keeps class sizes (50-minute classes, max eight clients) and hours (8 a.m. to 7 p.m.) unchanged. Staff reviewed the site’s parking history and concluded the parcel would retain a surplus of nine spaces under current formulas.
The applicant, who said they purchased FitWise in October 2024, described ceiling-height limitations at the prior site that reduced appeal to prospective customers and said the move will allow the studio to better accommodate reformer classes. The applicant said the only operational change intended is a name alignment of the class area with another studio the owners operate.
Commissioners expressed strong support. Commissioner Yolis and Commissioner Skiles both said the proposal "looks ready for approval" and Commissioner Kasparak said the refreshed façade and larger space would be a welcome addition to downtown Mill Valley. Commissioner Scouse moved to approve the permit; Commissioner Yolis seconded and the commission voted unanimously.
Staff noted a sign permit is required for any new exterior signage. The chair reiterated that planning commission actions may be appealed to City Council within 10 calendar days following the decision.
Next steps include finalizing conditions of approval and proceeding with building permit and sign-permit reviews as needed.
