Conway planning commission backs Maple Grove phases and forwards two rezones to council

At its Jan. 8 meeting, the City of Conway Planning Commission approved preliminary plan approval for Maple Grove phases 4, 5 and 6 and recommended two separate rezoning requests to City Council.
Staff summarized Maple Grove's master plan history and said the proposed phases match the previously approved plan. The commission voted to approve the overall layout for phases 1 through 6 as presented, which includes 49 lots in phase 4 and 60 lots each in phases 5 and 6.
In public hearings, staff described a parcel transferred from Snow Hill Company to the city on March 21, 2025 to preserve flood zones and wetlands; staff recommended rezoning that parcel from R-1 to Conservation Preservation (CP) to reflect the city's intent to protect environmentally sensitive areas. No public opposed; the commission voted to recommend approval to City Council (scheduled Jan. 20).
Staff also presented a second rezoning request tied to a utility-account name change and recent annexation. The property at Clarity Road and Chevy Chase Drive (an existing single-family home) was described as consistent with R-1 on the future land-use map; staff recommended R-1 and the commission moved to recommend approval to City Council.
Each rezone recommendation will be forwarded to City Council with Planning Commission comments and staff reports.
