The Dickinson City Commission on Jan. 6 approved a reduced assessed value for the Sanford's Grub & Pub property, setting the 2023 assessment at $1,700,000.

Jim Dahl of Ryan LLC, representing the taxpayer, presented a valuation based on the property’s triple‑net lease and rent roll and cited local sale comparables; he said his client’s last offer was $1.6 million. Assessor Dickinson said staff had not seen objective materials that would support a change but acknowledged appraisal approaches and data limitations when recreating market conditions for prior years.

Commissioner Frederick moved to change the assessed value to $1,700,000.0; the motion was seconded and passed with all commissioners voting aye.

The vote resolves the 2023 abatement appeal for Sanford’s Grub & Pub on the commission’s agenda; Mr. Dahl indicated parties may discuss subsequent assessment years informally rather than filing further abatements.
