Hinsdale trustees unanimously approve site plan for Ogden ASC, playground renovation and consent items

At its meeting, the Hinsdale Village Board voted unanimously on multiple agenda items, approving an ordinance to allow redevelopment of 550 West Ogden into an ambulatory outpatient surgical center (Ogden ASC Building, LLC) and approving a major adjustment for renovation of the playground at St. Isaac Jogues Catholic Church and School.
Regarding 550 West Ogden, staff said the project will be an ambulatory surgical center with six operating rooms, lower-level parking and revised landscaping; staff told trustees the new use will be less traffic-intense than the prior medical office use and confirmed code compliance for building, parking and lighting. The board approved the exterior appearance and site-plan ordinance on a roll-call vote.
On the playground, staff said the project updates playground equipment installed in 2015, the use remains unchanged and adjacent homeowners provided letters of support; the required rear-yard setback waiver mirrors the prior playground's configuration. The board approved the final plan and exterior appearance on a unanimous roll call.
The consent agenda included payment of accounts payable for the period 12/10/2025 through 01/06/2026 (amount read into the record) and a combined motion to approve items B through E, which trustees passed on roll call. Staff noted a proposed Ford F-550 dump truck purchase for $135,000 would exceed the 2026 budgeted $128,000 by $7,000, and that auctioning older vehicles is expected to offset the overage.
The board also heard a presentation for a proposed special-use permit for "Sage Wellness Sanctuary," a physical fitness facility and health spa at 777 North York Road. Applicant Bianca Casalbono, who identified herself as the owner, said the business will offer yoga, meditation, natural spa treatments and retail; the Plan Commission had recommended approval and the board will vote on the permit at a follow-up meeting. "We're gonna be a holistic spa with the yoga meditation and, holistic products to sell for the retail side as well," Casalbono said.
Before adjourning, trustees moved and voted to go into closed session under 5 ILCS 120 C 11 (pending litigation) and did not plan to reconvene in open session.
