The Walker Planning Commission voted Jan. 7 to conditionally approve a final area site plan for an industrial expansion at 1782 Milloveridge Drive, allowing a full 50,052-square-foot secondary building on the site conditioned on submission of sealed engineering documents and truck-turning templates that demonstrate functional truck access to loading doors.
Staff told the commission the proposal is the completion of a previously approved phased project; landscaping and lighting items from earlier approvals have been addressed, and the revised plan reflects changes to the secondary building footprint and parking arrangement. The plan includes a landscaped gap requested by the fire department to preserve access to a hydrant along Bristol Avenue.
Tom Miedema of Miedema Metal Building Systems, the general contractor representing Falk, described the planned use as a trim and flashing operation with folder/bender equipment, coil-steel storage and a three-story office on the southwest corner for operations and staff. Miedema said panels will be stored on the ground stacked in movable packs so truck lanes can be preserved for deliveries.
City engineering staff reiterated the need for sealed plans and for truck-turning templates sized to show that vehicles can enter and exit the proposed docks safely; one consultant said he could provide a template for a full-size semi if required. Commissioners and applicant discussed loading-door sizes, the location of a secondary door on the west side and how heavy-coil deliveries would be handled.
A commissioner moved to approve the final area site plan subject to the sealing of engineering documents and provision of truck-turning templates; the motion was seconded and approved by voice vote.
