The Fauquier County Board of Supervisors unanimously approved a category 6 special exception, SPEX25025354, Dec. 11 to permit Monterey Church to establish operations on an 8.2‑acre property near James Madison Highway and Opal Road.
Planning staff said the property is zoned commercial highway with planned access to public water in approximately two years and a future sewer connection planned. The application contains two phases: a first phase that uses existing buildings to allow up to 80 attendees for one Sunday service, plus Wednesday evening services and daily office operations; and a second phase that would add an 8,400‑square‑foot building to accommodate up to 300 attendees for a Sunday service and up to 100 attendees for midweek activities. The applicant proposed adding about 48 parking spaces in phase two to bring total spaces to 95.
Staff told the board the conditions before it were consistent with the applicant’s request and were unanimously recommended for approval by the planning commission. No public speakers registered opposition at the board hearing. The board moved, seconded and approved the special exception.
