Planning board approves final plats and a preliminary amendment for several developments

The Rio Rancho Planning and Zoning Board voted to approve multiple plat items, including the final plat for Unserra Pavilion West Tract A and a preliminary plat amendment and associated final plat for Lomas and Catatus 1D Phase 1A.

Michelle Castillo, planner with the City of Rio Rancho, presented the Unserra Pavilion West Tract A final plat (about 5.5 acres in a C-1 retail-commercial zone) and recommended approval with findings and conditions. Thomas Patrick, surveyor and agent for the project, said he was available to answer questions. The board moved to approve the final plat; the motion was seconded and passed on a roll-call vote.

Tim Devorek, city planner, presented a preliminary-plat amendment and concurrent final-plat request for Lomas and Catatus 1D Phase 1A. Devorek described lot and tract modifications, the creation of a drainage tract (Tract F) of approximately 8.036 acres to be dedicated to the city, a reduced lot count for phase 1A (46 lots), and the dedication of roughly 1.9098 acres of right of way. Brian Ottagon, representing the applicant, said the applicant agreed with the conditions of approval. The board voted to approve both the preliminary amendment and related final plat.

A separate final-plat item was presented and approved later in the meeting; staff recommended approval with findings and conditions and the board voted in the affirmative.

All approvals were recorded by roll-call vote and proceeded on staff-recommended findings and conditions. The board did not record substantial public opposition to these items during the meeting.
