WELLINGTON — The Planning, Zoning & Adjustment Board unanimously approved an ordinance text amendment on Nov. 19 that removes a two‑week‑per‑year limit on temporary RV residences in the Rustic Ranches overlay.
Senior planner Kelly Ferriolo explained the amendment would resolve a conflicts clause so Rustic Ranches properties followed the Equestrian Overlay Zoning District (EOZD) rules. Under the EOZD standard referenced by staff, temporary RV residence is allowed from November through April with an approved equestrian permit on properties of five acres or larger; staff said Rustic Ranches parcels are five acres, which would allow one RV per property and two RVs for unified properties of 10 acres or more.
Board members asked whether the change applied to motorized and towable RVs; staff clarified the regulation applies to occupancy and hookups rather than drive mechanism. The board opened public comment (no substantive testimony) and then voted to adopt the amendment. Staff noted the EPC previously recommended approval.
