Tim Stillings, planning staff presenting the ordinance, said the amendment requires council approval for buildings over 35 feet, requires the Architectural Review Board (ARB) and the Planning, Zoning and Adjustment Board (PZAB) to provide recommendations before council action, and asks applicants to provide elevations and renderings in the agenda packet. The ordinance clarifies existing tiers — including a 72-foot maximum for properties within a 1-mile limit of State Road 7 — and proposes a narrowly confined bonus that would allow an increase above existing maximums subject to additional setback and design criteria.
