Diane (county planning staff) presented a proposed two‑lot plat for a 37‑acre parcel at the southeast corner of 199th Street and Switzer Road that would be recorded as the Estates of Whitetail Ridge. The applicant (Phelps Engineering; land owner Brad Hand) proposed Lot 1 at about 22 acres and Lot 2 at about 10 acres; no new streets are proposed and water service will be provided by Water District Number 1.

Staff found the submittal met subdivision and minimum infrastructure requirements, noted that disturbance is less than one acre so stormwater plans were not required, and recommended approval subject to stipulations. Staff also flagged a clerical correction to a stipulation (replace “Water District Number 7” with “Water District Number 1”). The applicants (Mike McGrew and others) told the board they agreed to the stipulations.

Board member Rod Richardson moved and Scott Valentine seconded approval of the preliminary and final plats subject to staff stipulations, including the correction to stipulation 5(c). The motion passed by voice vote. Staff will forward the recommendation to the Board of County Commissioners for consideration on Feb. 12.
