The board approved rezone P25‑0226 for Townley Family Partnership LLP, converting 242.27 acres from agricultural (AG) to single‑family residential (R‑1). Planning staff recommended conditional approval with limits including a maximum of 119 lots, a 10‑year delay on final plats, a required traffic‑impact study and intersection improvements to ensure a Level‑of‑Service C, and vegetative screening along Klotfelter and Malcolm Bridge roads.
