The Town of Rhinebeck Planning Board on October 6 scheduled public hearings for several new applications and approved a series of routine site plans and SEQR determinations.
The board scheduled November 3 public hearings (no earlier than 6:05 p.m.) for applications including Terri Small (garage and pool at 188 Road), Sean Karkuro (ground‑mounted solar at 517 Criminal Hill Road), and Benjamin Floyd (ADU at 46 Gold Pepper Drive). The planner said materials would be sent to CAB, WAC and Dutchess County Planning as appropriate and asked board members to perform site visits where indicated.
The board took approval actions or moved draft approval resolutions, with conditions and standard routing to county reviewers, on a number of items: the change‑of‑use application of James Metcalfe to convert an existing office at 6822 Route 9 to a clothing retail shop (site‑plan approval with sign approval to be handled separately); small residential solar and rooftop solar applications where the board found no adverse environmental impacts under SEQR and issued negative declarations; and multiple residential renovation projects where the board confirmed that county health approvals or additional documentation must be provided prior to final sign‑off.
The board also authorized the planning board chair to stamp and sign approved site plans upon the applicant's satisfaction of listed conditions (for example: payment of park and recreation fees, receipt of required easements, county health approvals or receipt of specific plan details). Several motions carried with aye votes recorded on the transcript.
The board reminded applicants that sign permits are a separate application and that all materials submitted to the building department must match the materials approved by the planning board. The board closed the meeting after moving remaining routine motions and referrals to the Zoning Board of Appeals for properties identified as contributing to the National Register.
