The largest parcel under discussion is 1405 Juliet Road, a roughly 14‑acre site with a Georgia Power easement running across it and a portion in floodplain. Staff said the county is completing an appraisal for that parcel because it may have significant value and could have revenue potential if used for parking or economic development near Tucker’s downtown and railroad district. Commissioners urged caution: one commissioner suggested requiring conservation language in the deed to preserve tree canopy and stream buffers, and others asked the county to confirm whether any sewer or other infrastructure easements must be retained before conveyance.
Committee members asked staff for additional GIS detail on developable acreage, recommended a 75‑foot buffer around streams where appropriate, and asked staff to work with Tucker on any deed restrictions or conservation easements before conveying Juliet Road. Staff suggested removing Juliet Road from the immediate motion so the remaining parcels could move forward and the county could negotiate protections and terms for the larger site.
A motion to convey 12 parcels while excluding 1405 Juliet Road passed by voice vote. Staff will return with appraisal results and proposed deed language or restrictions for the Juliet Road parcel before the Board of Commissioners considers that property for conveyance.
