Sun City West staff presented an initial capital improvement program (CIP) on Jan. 9 that proposes roughly $12.5 million in projects for the coming fiscal year, with priorities ranging from facility repairs to major golf and landscape investments.
Capital improvement project manager Herschel Workman told directors the $12.5 million budget is broken into new capital, recreation repair and replacement, golf and landscape, and allowances. “Overall, our proposed CIP budget for this year is $12,500,000,” Workman said, and staff noted that some line items are being updated as more detailed estimates come in.
Among high‑dollar items, golf and landscape presentations by Todd Patty outlined a Stardust irrigation replacement (phase 2) estimated at $6,728,000 and related turf‑reduction and conversion work that would reduce water use. Patty said the project covers roughly 96 irrigated acres with 22 acres of turf reduction, plus practice‑facility improvements, replacement equipment and utility vehicles.
Recreation projects called out included updated pool and locker‑room work, theater curtain replacement (to meet fire code), courtyard renovations and set‑aside design dollars ($100,000) tied to the master‑plan effort. Staff emphasized that cost estimates will be refined as architectural drawings and contractor bids are obtained and that committees will review operating implications in February and March prior to final budget decisions.
Directors asked staff to flag numbers that change in later presentations so board members and residents can track increases or decreases; staff agreed to provide updated figures at subsequent committee and board meetings.
