McCall — The City Council approved the Boydston Place PUD final plan and final plat for a 14‑unit subdivision at the Pinedale and Boydston intersection and amended one condition to ease the developer’s financing timeline.
City planner Meredith Todd told the council infrastructure is essentially complete and outside agencies have conditionally accepted the site work; only minor stormwater adjustments remain once spring thaws. Todd said the applicant requested revising Condition 3 so that parks‑in‑lieu funds would be held prior to issuance of building permits rather than prior to recordation of the plat, and that the applicant has "actually already written the check, for for me to put in the safe and hold on to if that makes the city more comfortable." Todd said staff will finalize an escrow agreement or other mechanism for the parks funds prior to building permits.
Developer Alan Caudle addressed the council in support of the project, described prior work the team completed on a larger, earlier project and said the team plans to use fire‑rated materials, include trail connectors, and keep pricing as affordable as feasible. Caudle said local employers struggle to house workers and he urged support to record the plat and begin construction in spring.
A motion to approve the PUD and final plat as amended (revising condition 3 to require parks funds prior to building permits), to direct staff to draft findings of fact and to authorize the mayor to sign necessary documents passed on a unanimous roll call.
