MASON, OH — Mason City Council voted Jan. 12 to rezone roughly 528.2 acres along the US‑42/State Route 741 corridor into the Mason Research & Development Park Planned Unit Development, a move city staff and local industry leaders said will steer future projects toward high‑tech manufacturing and offices and away from stand‑alone warehousing or heavy industry.
The council’s action followed more than two hours of public comment. Jordy Bacon, planning staff, told the council the proposed PUD would impose stricter design standards and use limits than the current I‑1 zoning: larger setbacks, limits on building materials and signs, internalized manufacturing operations to reduce off‑site emissions, and a requirement that trucks not idle on site between 11 p.m. and 7 a.m. The concept plan illustrated up to 19 buildings with 53% open space and a three‑story maximum for most sites.
