The Shawnee County Board of County Commissioners approved two conditional‑use permits after public hearings on Jan. 12.
Land use director Joanie Thadani introduced resolution R2026005, a request by The Villages to convert office space at 7220 SW 10th Street into a maternity home that would allow up to 12 residents (counting children in utero) with a maximum of six pregnant adults and four staff on duty daily. Thadani said the site was compatible with the comprehensive plan, the property had historically hosted residential uses, and the planning commission had approved the request 6-0 after receiving no written opposition. Mark Bernheidi, CEO of The Villages, spoke in favor of the project and described it as a response to a local need. Following the public hearing the board closed the hearing and approved R2026005 3-0.
The board then considered resolution R2026006, a conditional‑use permit for a Home Care Plus facility at 738 NE 43rd Street. Thadani described the Home Care Plus model as a small, house‑based assisted‑living environment that provides 24‑hour care and medication management for up to eight residents. Notices were sent to 56 nearby properties and one neighbor attended the planning commission meeting with questions about traffic and property‑value impacts; the planning commission approved the application 6-0. Applicant Bridal Taylor (who identified herself as the prospective owner of “B’s Place”) spoke in favor, noting personal caregiving experience and a family connection to nursing care. After the public hearing the board approved R2026006 3-0.
Both approvals included conditions listed in the resolutions and the board noted that any deviation from the approved business plan would require an amendment to the conditional‑use permit.
