The Passaic City Council introduced Ordinance 58 on Dec. 16, 2025, to amend the Market Street redevelopment plan area by adding a parcel behind a building off Monroe Street that currently contains an old, nonconforming mechanic shop. A city staff member explained the owner of the parcel requested inclusion so the site can be redeveloped as part of a larger project; staff said the plan's criteria and standards would remain unchanged.
Councilman Montmore asked whether the amendment adds another lot; staff reiterated that the plan itself does not change other development standards — the amendment simply brings that parcel into the redevelopment plan so it can be part of a comprehensive project. The council set a second and final hearing for Jan. 20, 2026; a roll call to schedule the hearing was recorded as affirmative.
Staff noted that when broader redevelopment plans are prepared it is not uncommon for individual parcels to be added later if they do not match the original lot layout. No zoning or unit‑count changes were described during the introduction; any detailed plan review or consistency analysis would proceed through normal land‑use procedures if required.
