Summary
The council voted 5-0 to rezone 1.17 acres at 9598 Alternate A1A to a PUD for a 5,575‑sq‑ft medical office (Plumeria Place), granting three minor waivers related to buffer width and signage due to site geometry.
Palm Beach Gardens — The City Council unanimously approved Ordinance 1‑2026 and its accompanying resolution on first reading to allow a 5,575‑square‑foot medical office on a 1.17‑acre parcel at 9598 Alternate A1A (Plumeria Place).
Brian Chekis, principal planner at iPlan & Design, presented the project and said the zoning change to a PUD would permit a compact medical office and three limited waivers: a narrow reduction in the northwest landscape buffer to maintain a continuous 5‑foot sidewalk, and two signage/wayfinding waivers needed because the parcel lacks the linear frontage normally required for two monument signs. The applicant described extensive landscaping (about 60 percent native species), a meandering 8–12 foot pedestrian path, shade structures, benches and cross‑access arrangements with an adjacent commercial neighbor.
Staff recommended approval on first reading; the planning board had earlier unanimously recommended approval. Council moved, seconded and passed the ordinance and resolution by a unanimous 5‑0 vote.
Council members noted the project provides pedestrian amenities and will be consistent in materials and design with nearby approved sites. The approval includes standard conditions, a cross‑access agreement in progress with the neighboring property owner, and the applicant’s commitment to relocate and preserve native sable palms on site.
Next steps: the applicant will finalize engineering and permitting, execute the cross‑access agreement, and return for any required post‑approval submittals prior to building permits.
