The Johnson City Regional Planning Commission voted Jan. 13 to approve the preliminary plat for Buckingham Boone Station, a county subdivision at the intersection of P. Heafaw Road and Boone Station Road.
Planning staff described the proposal as two linked developments: a 42‑lot subdivision in the rear and a duplex planned‑unit development in the front. Staff said the plat meets minimum lot‑size standards (10,000 square feet), water and sewer are available to the site, and required road widening will be completed in coordination with the county. The commission received a presentation from Todd Wood, the engineer representing the owner, who confirmed the development will proceed concurrently in phases and identified a small wetland area near a pond that is being avoided.
After brief questions, a commissioner moved to approve the preliminary plat; the motion was seconded and passed on roll call.
The developer will proceed with construction plans, utility coordination and required road improvements as outlined in the county’s decision options and conditions.
