The City of Lake City Planning and Zoning Board voted unanimously to approve a site plan for Lake City AutoSource, a new retail outlet for the sale of new and used automobiles, adopting resolution SPR25‑12.
City staff summarized the proposal and the changes made to avoid an existing easement, noting the site’s future land use is commercial and it is zoned commercial‑intensive. "We worked with the applicant to move the buildings a little bit to get them off of the easement," city staff said during the presentation.
Why it matters: Staff identified a set of minor items that must be added or clarified before permitting — a trash/dumpster location, a lighting and signage plan, irrigation notation, and coordination on backflow prevention and utility locators — and recommended the LDR administrator be allowed to approve minor adjustments so long as changes are not deemed major.
Agent Carol Chadwick, P.E., who presented the applicant’s revised plan, described material and drainage choices designed to limit site maintenance and keep display areas clean. "That is recycled asphalt pavement. Its sole purpose is to be put down under the display area for vehicles so when it rains, the water doesn't splash dirt back up on the cars," Chadwick said.
Board discussion focused on the administrative scope for handling the small outstanding items. Staff told the board the LDR administrator has authority to make minor site plan adjustments, and that major changes would need to return to the board. After brief discussion, a motion to approve SPR25‑12 was made and carried by roll call (Miss McCollum — yes; Miss Wilson — yes; Miss Douglas — yes; Miss Johnson — yes; Mister Gallucci — yes; Mister Lydic — yes).
Next steps: Staff will require the applicant to submit the identified supplemental materials and, as needed, process minor amendments administratively; a permit determination with Swan River Water Management may also be required to confirm stormwater conformity with the previously permitted master plan.
