Greer City Council took up a rezoning request in first reading on Jan. 13 for a property owned by LB Premier LLC on Cary Avenue. Planning staff described the request to rezone the parcel from Suburban Neighborhood to Traditional Neighborhood to permit a lot split and two single‑family detached homes.
Staff presented maps and a survey showing a proposed split that would yield two lots with minimum lot width compliant with the UDO (a stated minimum lot width of 30 feet). Planning staff and the planning commission recommended approval, noting the request aligns with the future land use plan and surrounding lot patterns.
Nicole Gilbert appeared on behalf of her parents, the property owners, and said they expect house sizes not to exceed about 1,800 square feet (three bedrooms, two baths). Councilmembers asked practical questions about frontage, the one‑way block on Cary Avenue, timing of the purchase, and whether sidewalks would be required; staff said sidewalks are not required for a two‑lot subdivision (they are required for larger residential projects of five or more homes) and said engineering would confirm paving priority if council wished.
The council voted in favor at first reading; staff will return with any required follow‑up before second reading.
