Representatives for 30 North Beach presented a package of revisions including shifting the primary house slightly away from Vestal Street, lowering floor elevations by about one foot, moving the pool and guesthouse back and lowering retaining-wall and pool levels, and relocating the driveway to increase screening. Lindsay (project team) explained the site changes and showed 3D views and cross sections.
Neighbors and at least one public commenter said the lot remained overdeveloped and visible from Dukes Road; Linda said the project should be denied because it had repeatedly returned without sufficient change. The applicant's team said they had made substantive changes and provided supplemental minutes.
Commissioners focused discussion on the main house massing and the length and placement of driveway and parking. Several commissioners (Abby, Angus, Ray, Connie) said the house should be simplified and the left wing reduced or removed. The board agreed to limit the next review to the main house only, and to allow one more round of substantive revisions that could include removing the left massing, moving parking to a more discrete turnout and shifting the house back; other site amenities (pool, cabana, guest house) were held pending the house outcome.
On a related technical question, the applicant said sinking the padel court underground had been investigated but groundwater and ConCom separation requirements made deep sinking infeasible.
Next steps: Applicant to return with a focused revision addressing the board's direction; the board will not proceed on other amenities until the main-house issues are resolved.
