Summary
The Needham Design Review Board unanimously approved awning decals and two awning-end signs for Elite Cookie Dough at 54 Highland Ave, and approved a third end sign conditioned on confirmation from the building inspector that no special permit is required.
The Needham Design Review Board on Jan. 12 unanimously approved signage for a new bakery at 54 Highland Ave, represented by applicant Kai.
The board approved two awning-mounted signs as submitted and approved a third end sign with a condition requiring the applicant to confirm with the building inspector whether a special permit is necessary before installation. The applicant said there would be no structural changes and no lighting associated with the proposed decals.
Kai told the board they are taking over what used to be Cookies by Design and that the existing awning will remain. "We already removed it," Kai said of the previous decal, confirming the new vinyl decal will be applied directly to the awning face. Board members checked dimensions and noted that the two end signs were about 4 square feet each (which requires a permit) while the proposed circular decals are small enough to be treated as decals under the 2-square-foot threshold.
Members asked whether the end signs count toward total allowable signage and the chair clarified each end sign is treated as a separate sign; the building inspector will advise if the Riverside-facing end sign triggers a special-permit requirement. The board made two separate roll-call votes: one to approve the front and Riverside signs, and a second to approve the third end sign with the building-inspector verification condition. All votes were unanimous.
Next steps for the applicant are to confirm permitting requirements with the building inspector and to obtain the required sign permits before installation.
