The Keller Planning and Zoning Commission on Jan. 13 recommended approval of a special use permit to legalize a carport addition at 811 Bartlett Lane.
Planning staff told the commission the applicant expanded an accessory structure without a permit in late 2025 and is seeking an SUP because the combined accessory square footage would exceed the 1,200‑square‑foot limit for the SF‑36 zoning district and because the addition functions as a detached carport. Staff said the proposed structure meets setback requirements and that staff mailed 10 notices to property owners within a 300‑foot buffer; no public comments were received.
Applicant Alan Van Reet, who spoke at the public hearing, apologized for the oversight: “I’ll apologize for the misunderstanding,” he said, and told commissioners he did not realize the renovation’s roof line change required the additional review. When asked whether he planned to operate a business from the structure, Dr. John Scott asked, “Do you plan on doing a business out of this?” Van Reet replied, “No.”
After the public hearing was closed, Commissioner Eric Leist moved to approve the SUP as presented and Erin Farner seconded. The commission voted 7–0 to recommend approval. Planning staff said the item will be forwarded to the Keller City Council on Feb. 3 for final action.
The SUP, filed as SUP‑2511‑0050, requests permission to retain a 625‑square‑foot addition to an existing 1,210‑square‑foot accessory structure, producing a total accessory area of approximately 1,835 square feet. Staff noted that because no other accessory structures exist on the lot, the proposed accessory area does meet the UDC criterion that accessory buildings be less than 50% of the main structure unless approved by an SUP.
Next steps: the council will consider the commission’s recommendation at its Feb. 3 meeting. The planning record shows the applicant and staff will be available at that meeting to answer follow‑up questions.
