City planners brief Open Space board on new plats near I-10, Shadow Mountain and Paseo Del Norte

Mal Segovian, chief planner for subdivisions, presented a series of recently approved plats in the Hillside Mountainside development area and described measures to limit grading scars and preserve open space.
He said Enchanted Hills Unit 5 Replat B dedicates 1.6 acres for right-of-way and will construct Hunter Foster Drive to connect to I-10, with a proposed roundabout near the new connection. On a separate subdivision (recorded in the transcript as "Grama States"), Segovian described a nearly 14.5-acre project for 29 residential units and three open-space parcels totaling about 3.26 acres; he noted grading restrictions marked on the plat to help preserve the mountain face.
For Cimarron Sage Commercial Park Unit 6, Segovian said the 6.2-acre site at Northwest and Paseo Del Norte was approved by the City Planning Commission on Nov. 6 and that the parcel sits catty-corner to an existing vacant lot that has long been discussed as a potential trailhead; members flagged the location and the planned traffic signal as items to monitor for trail access and safety.
Board members repeatedly urged minimizing grading impacts and preserving public views. No board-level action was taken; the plats had been acted on by CPC prior to this meeting.
