Leitchfield — The Leitchfield Planning Commission on Jan. 12 recommended that the City Council approve RZ25139, an application by owner/applicant Marty Higdon to rezone 109 Maple Street from R6 (manufactured home park) to R2A (single-family high density).
Staff (Tyler) recommended approval, saying the request is compatible with surrounding land uses, will provide a buffer between a nearby commercial use (Dollar General) and lower-density residences, and could help address demand for smaller and senior-family housing. "Based on the evidence presented ... planning staff finds that the request to rezone the subject property from R6 to R2A is compatible with surrounding development and will not adversely impact nearby properties," Tyler said.
No members of the public spoke for or against the application. After a brief discussion commissioners moved to recommend approval based on consistency with the adopted comprehensive plan; the commission voted 'aye' and forwarded its recommendation to the Leitchfield City Council, which is scheduled to consider it at its next meeting.
The record shows some administrative confusion about the packet numbering (the agenda listed different numbers), which staff corrected on the record. The planning commission's action is a recommendation; final approval rests with the city council.
