The St John Town Zoning Board of Appeals approved three developmental variances requested by 8750 Wicker LLC to accommodate a new warehouse addition behind an existing lumberyard at 8750 Wicker Avenue.
Jack Slager said the project includes a 24,000-square-foot addition to an existing 12,000-square-foot warehouse roughly 600 feet north of US 41. To permit the addition, the applicant is creating a one-lot subdivision with 50 feet of frontage, seeking relief from the overlay-district frontage requirement (90 feet), and requesting permission for post-frame construction. Slager said the property owner also owns adjacent parcels and that a frontage road is not practical at this stage.
Planning staff explained the subdivision and waiver rationale to the board; no public comments were recorded. A motion to approve the variances was made and seconded, and the board approved the request by voice vote, recorded 3–0.
The applicant will proceed to plan commission and permitting with the approved variances.
