The St John Town Zoning Board of Appeals approved several developmental variances for the Lucky Brother Central project, a proposed gas station and convenience store at the northeast corner of US 41 and 85th Avenue.
Project representatives and applicant Shamir Manhany presented revised and narrower variance requests after an earlier meeting in September. The team said they had reduced the number of requested landscaping variances, prepared a full landscape plan with Heubinger’s Landscaping, and proposed a storm sewer to enclose an existing drainage ditch so the fronting area could be landscaped. They described constraints where the site’s shape, an existing pipeline easement and proximity to the roadway limit plantable area; the packet asks to reduce required shade trees, ornamental trees, shrubs and green-belt width in specified locations.
Board members and staff discussed screening to residential property to the northeast and concerns about sightlines at the southeast corner. Project representatives said they would provide arborvitae and other screening on the northeast side where feasible and noted they do not expect left turns to be allowed from the US 41 driveway, which they said reduces some visibility concerns.
After discussion, a board member moved to approve the listed variances (references to STJMC sections were read into the record); the motion was seconded and passed by a 3–0 vote.
