Committee conditionally approves 130,000‑sq‑ft speculative warehouse at 2355 Mitchell Road

The Building Zoning and Economic Development Committee on Jan. 14 approved a resolution to allow construction of a speculative warehouse on Lot 3 of Mitchell Road Industrial Park (2355 Mitchell Road).

Steve Bravo, planner with the city zoning division, described the project as approximately 130,000 square feet on the last vacant lot in the subdivision with 145 passenger-vehicle parking spaces and 19 trailer parking stalls. He said the application was submitted before the city’s warehouse moratorium and that the site’s land-use designation in the comprehensive plan supports industrial/office/research uses.

Zach Grabius of Lincoln Property Company, the petitioner, said the building is being built on a speculative basis with typical daytime tenant hours and overnight storage; the company expects to comply with city requirements as leases are secured.

Staff noted the approval is conditional because a portion of Mitchell Road falls under the jurisdiction of the Village of North Aurora. The petitioner must coordinate the two access points with the village before final engineering approval is granted. Committee members also discussed nearby residential units, and staff said those properties are in the Village of North Aurora rather than in Aurora proper.
