The Friendswood City Council unanimously approved amendments to Planned Unit Development 2023-28 (Friendswood City Center) on second and final reading, adopting clarifications to building heights, densities and certain design standards across the development.
City staff summarized the changes as largely administrative and clarifying: an increase in maximum height from 70 to 90 feet on specified lots, a change in the maximum number of stories on multiple lots (in some cases from four to six), a density increase from 29 to 43 units per acre on several parcels, and reduced front and interior setbacks and some landscape buffers. Staff also noted an exception allowing certain dumpster enclosures to be located in front yards when rear access is unavailable, and permitted multifamily uses on first floors of some lots provided they are not street-facing.
The Planning and Zoning Commission had recommended approval after addressing staff comments. With no public opposition presented during the hearing, council members moved approval and the ordinance passed unanimously.
What happens next: the amended PUD standards will govern future site plans and building permit reviews for the Friendswood City Center parcels listed in the ordinance.
