Planner Nathan Chavez told the board the site fronts I‑270 but lacks direct access from the interstate; the building is angled toward I‑270 and access comes from Oneida Street and East 52nd Place. "An additional freestanding sign is needed for motorists seeking the site location," Chavez said, explaining that typical sign standards do not contemplate properties that front interstates but have no interstate access.
Staff described the two proposed freestanding signs as a 35-foot freeway sign (about 90 square feet) visible to interstate drivers and a separate 12-foot, roughly 85-square-foot joint tenant ID sign at the Oneida/East 52nd Place corner for deliveries and pedestrian access. Consultant Sheldon Marshall and the applicant said the joint tenant sign includes 14 tenant panels and will be set back to meet the required 7'6" setback; the sign will be externally uplighted rather than internally illuminated to reduce glare toward nearby single-family homes.
Board members asked whether CDOT right-of-way, potential I‑270 expansion or sound-wall plans might affect sign placement. The applicant said the sign must be located on the property and that prior discussions with CDOT had not identified a conflict. After no public comment, Mayor Douglas moved to approve the variance; the motion carried 4–0.
