Planning commission recommends annexation and four‑lot Mountainside at Canfield subdivision with R‑3 zoning

The Coeur d'Alene Planning and Zoning Commission on Jan. 13 unanimously recommended annexation of a 1.937‑acre parcel at 2739 East Thomas Lane and recommended approval of a four‑lot preliminary plat, Mountainside at Canfield, with a City R‑3 zoning designation and 14 staff‑recommended conditions. The commission’s recommendation forwards the items to city council for final action on Jan. 26, 2026.

City planning staff told commissioners the applicant, Aspen Homes of Coeur d'Alene with consultant Olson Engineering, requests annexation from Kootenai County Ag Suburban to City R‑3 and a four‑lot, one‑tract preliminary plat served by a shared (private) driveway. Staff said the site is contiguous to city limits, lies within the city’s area of impact, and is mapped in the comprehensive plan as a single‑family neighborhood.
