The authority’s executive director updated the board on staffing, inspections and compliance. He reported the authority hired a second-shift maintenance mechanic and a new coordinator of tenant selection to replace a retiree. He named three recent retirees — Joyce Pereira (work order clerk, 23 years), Walter Dominion (maintenance mechanic, 27 years) and Marie Souza (coordinator of tenant selection, 41 years) — and said they will be invited to the next meeting to receive plaques and certificates.
On property inspections, the executive director said Pleasant View received a Spire inspection score of 87 in mid-December, which qualifies the site for a two-year cycle before the next required inspection. He thanked Ed Majewski, director of facilities, and his team for the improvement over a prior score in the low 70s.
On finance and compliance, he said the authority submitted its HUD audit on Dec. 19 through auditors CBIZ and that the submission included no findings; he specifically thanked Nela Souza, director of finance, and the accounting team for the timely work. He added that the authority also submitted agreed-upon procedures to EOHLC.
Those updates were presented as part of routine monthly reports that the board accepted as a group.
