The Ascension Parish Board of Adjustments re-elected its chair and vice chair and approved two zoning variances during a brief Jan. 14 meeting, the board announced.
The board voted to elect Steven Jofrion as chair and re-elect Brandon Bennett as vice chair. Both elections were approved by voice vote after motions and seconds.
The meeting’s most substantive business involved two zoning items. First, Devin Graham, identifying himself as manager of 86 Holdings, presented a plan for reconfiguring multiple lots at about 6100 Panama Road in Sorrento. Graham said he purchased lots that had been foreclosed on and now seeks to redraw existing lot lines — not create new lots — to provide road frontage and utility access and to make at least one lot large enough for a mobile home. “My variance is…to adjust the frontage and the size of the lots because two of them are getting smaller than what they were, and the others are getting larger,” Graham said. He also described plans to bring a private servitude of passage to Panama Road and to add a utility servitude so utilities can be installed without creating new easements through neighbors’ property.
Board members asked about access and drainage; Graham said access would come from Panama Road via the servitude and that he plans to work with parish staff (including Christian) to replace an existing bridge over a ditch with a culvert sized to parish requirements. He said the likely use would be mobile homes, not site-built houses. After no one signed up for public comment, a member moved to approve the reconfiguration as presented and the board approved the variance by voice vote. The Chair stated the applicant’s variance was granted.
The second zoning item involved Jason and Amy Duplessis at 37504 Province Pointe in Prairieville. Amy Duplessis said the couple planned to build a backyard shop but discovered the required rear setback is 20 feet while their slab location provided only 15 feet. “We’re asking for a 5 foot variance,” she said, adding that there are no houses directly behind their lot and that a six-acre retention pond sits beyond their property line. Board members confirmed the presence of a 15-foot servitude at the rear, heard no public comment, and approved the 5-foot variance by voice vote.
Other routine business included acceptance of the Dec. 10 meeting minutes and written decisions, both approved by voice vote. A motion to adjourn passed at the end of the session.
