The Town of Trophy Club Planning & Zoning Commission voted unanimously Jan. 8 to recommend approval of the preliminary plat for The Trails (case PP-26-001), an 18-lot single-family subdivision on roughly 7.603 acres north of McCreary Street and Melson's Point Drive.
Planning staff said the preliminary plat was submitted by Foxwood LLC and noted three special lots: Lot 1X to be maintained by the homeowners association, Lot 11X to accommodate a private lift station (also HOA-maintained), and Lot 21X proposed to be owned by the town to preserve the existing linear trail. Staff reported that an anticipated deed and access-easement conveyance involving a third-party property owner had not been finalized, and recommended approval to council with a condition that a zoning amendment to PD-27 be completed prior to final plat approval.
A commissioner asked whether curb cuts or ADA access would be provided where the road intersects the trail; staff confirmed ramps meeting ADA standards would be required. Staff explained that the applicant cannot plat land it does not own and outlined two procedural options: pause to amend PD-27 now, or approve the preliminary plat with a condition that the PD-27 amendment be addressed before the final plat. Staff and the town attorney recommended the conditional approval to preserve progress while ensuring legal conformity.
Commissioners moved, seconded, and carried the recommendation unanimously. Staff anticipated a likely March–April timeframe for final plat submission and noted that all public improvements must meet town standards and be reviewed during final plat and civil construction plan review.
